The Al Mursalat project stands as a sophisticated commercial benchmark spanning a total area of 3,250 square meters, meticulously engineered to redefine contemporary business environments. Architecturally, the building is structured across two subterranean commercial basements—incorporating retail shops, perimeter parking, and an integrated small mosque in the lowest level. This foundation supports a prominent ground floor, a first floor, and a roof, housing 24 professional offices, 16 stores, and essential service facilities. Through its advanced spatial organization, the development achieves a harmonious fusion of architectural elegance and functional efficiency, delivering an inspiring ecosystem tailored for modern enterprises.
Managing a high-density, mixed-use commercial asset presents distinct engineering obstacles, particularly in harmonizing subterranean retail spaces, perimeter parking, and an integrated mosque with upper-level administrative zones. To resolve complex site geometry and extensive glass envelopes, our team implemented precise thermal modeling and advanced climate control strategies, successfully balancing natural daylighting with optimal indoor thermal performance. Furthermore, coordinating multi-level utilities required meticulous spatial planning to prevent clashes between mechanical, electrical, and structural pathways. Through rigorous multidisciplinary alignment and proactive spatial optimization, we ensured seamless vertical circulation, clear emergency egress, and fluid traffic flow from the underground facilities directly to the main street, delivering a resilient and fully optimized structural ecosystem.
The project reflects a dynamic commercial and retail functional use, tailored specifically to multi-tenant business operations across its unique configuration. This scope highlights our team’s ability to execute retail-integrated basement development, structural layouts, and precise space planning for all commercial units and office spaces. Furthermore, it demonstrates our technical proficiency in delivering advanced mechanical systems—including HVAC, ventilation, and fire protection—seamlessly integrated with robust electrical networks and specialized utility routing for the mosque, ensuring a fully coordinated, high-quality, and ready-to-operate commercial landmark with optimized efficiency across every department.
